Tonkin Highway Industrial Estate was created from a significant landholding brought to market in 2016, when industrial land close to the Perth CBD was in limited supply.

Formerly a fertiliser factory for more than 65 years, the site was contaminated and required amendments to the scheme and subdivision approval before redevelopment could proceed.

Hesperia identified the site’s long-term potential and undertook a complex, large-scale remediation program, securing all necessary work approvals and managing the environmental clean-up alongside bulk earthworks, civil construction and landscaping. The full delivery program was completed in less than two years from acquisition, with half of the estate delivered within just 15 months. This timeframe included structure plan amendments, subdivision approval and remediation works.

Despite launching during a challenging economic period, the market response was strong. Approximately two-thirds of the estate’s 94 lots were sold within the first two years, and all lots were sold within three years.
