Swan Brewery Industrial Estate was created following Lion Group’s selection of Hesperia as a joint venture partner for the redevelopment of the former Swan Brewery site in Canning Vale.

The project transformed a long-established industrial property into a modern estate while enabling Lion’s central warehouse facility to continue operating throughout construction.

The redevelopment required complex site management, including extensive demolition, asbestos pipework removal, and deep ground remediation involving re-compaction. Planning, remediation and civil works were managed in parallel to meet tight delivery timeframes and ensure continuity across the large, multi-stage site.

To address the irregular shape of the landholding, flexible subdivision layouts were designed, providing a diverse range of lot configurations within the 86 lots released to the market. A strong focus on early market engagement supported rapid pre-sales, with the first stage completed and delivered within 13 months.

The result was a coordinated, fast-tracked transformation of a primary industrial site, successfully revitalising the former Swan Brewery land into a high-quality industrial precinct.
