Situated in a prime location, Abernethy Road Industrial Area is just two kilometres from Perth Airport and in close proximity to both the Forrestfield and Kewdale Freight Terminals.
Developed in partnership with national rail operator Aurizon, the project revitalised a significant area of surplus land within the company’s operational rail facility.
Hesperia was first engaged to advise on how best to unlock value from the site and was subsequently appointed as development partner. The project required careful coordination to deliver new industrial land while maintaining Aurizon’s operations and allowing for future redevelopment across the wider landholding. Targeted remediation, including asbestos removal, was undertaken due to the site’s long-term industrial use.
Delivered during the commercial uncertainty of the COVID period, the project was structured to allow subdivision works and land sales to proceed concurrently, enabling strong early presales ahead of settlement. The subdivision produced seven substantial lots, representing a successful collaborative partnership with Aurizon.

Silk K2 Celebrates 6 Star Green Star Facility at Roe Highway Logistics Park
In collaboration with tenant Silk Contract Logistics, Hesperia has successfully achieved Western Australia’s second 6 Star Green Star (Design & As-Built) industrial facility at 106 Logistics Boulevard in Kenwick, within the Roe Highway Logistics Park. This facility is one of only a few in Australia to achieve this prestigious sustainability certification. Spanning 24,000sqm, the $40m Silk K2 facility includes a 700sqm two-storey office, two 100sqm dock offices, a 3,250sqm super canopy, and a 7,350sqm container-rated hardstand.
