Hesperia transformed 501 Alexander Drive from a long-stalled landholding into a successful industrial redevelopment. The two lots were sold in 2024.
Ongoing environmental challenges had prevented the vendor from securing a sale, but Hesperia’s industrial expertise enabled the negotiation of a highly structured acquisition approach that de-risked the transaction for both parties.
The structure allowed remediation and civil works to commence immediately and supported the pursuit of pre-commitments ahead of settlement. With a strong focus on fast market delivery, the team undertook an intensive remediation program, managing landfill gas and asbestos contamination while working closely with government agencies to amend access to busy Alexander Drive.
Within two years, the site was remediated, benched, serviced and delivered as two substantial industrial lots to significant Australian companies.

Silk K2 Celebrates 6 Star Green Star Facility at Roe Highway Logistics Park
In collaboration with tenant Silk Contract Logistics, Hesperia has successfully achieved Western Australia’s second 6 Star Green Star (Design & As-Built) industrial facility at 106 Logistics Boulevard in Kenwick, within the Roe Highway Logistics Park. This facility is one of only a few in Australia to achieve this prestigious sustainability certification. Spanning 24,000sqm, the $40m Silk K2 facility includes a 700sqm two-storey office, two 100sqm dock offices, a 3,250sqm super canopy, and a 7,350sqm container-rated hardstand.
