140 Adelaide Street marked the completion of the first warehouse within the wider 33-hectare Hazelmere Interchange precinct, setting the benchmark for future industrial development in the area.

The 5,300sqm facility was custom-designed and constructed for a pre-leased tenant, with construction completed in mid-2024.

The facility received a 5 Star Green Star ‘Buildings’ Certification and a certified 6Leaf EnviroDevelopment. The all-electric building is managed as an embedded metering network, powered 100% by renewable energy. Sustainability outcomes also include the restoration of a degraded wetland buffered by bio-filtration swales, the use of low-carbon materials achieving a 20% reduction in Upfront Embodied Carbon with 100% of residual emissions offset, and water-efficient fixtures, a 5kL rainwater tank plumbed to the office and waterwise landscaping delivering a 76% reduction in annual operational water consumption. The development is further supported by infrastructure for EV charging, end-of-trip facilities and outdoor lunch areas to enhance worker amenity.

Strategically located with direct access to major arterial road networks and in proximity to Perth Airport, the facility offers exceptional connectivity for logistics and industrial operations, reinforcing Hazelmere Interchange’s position as a key industrial hub in Perth’s eastern corridor.
