Silk K2 celebrates 6 Star Green Star Facility at Roe Highway Logistics Park

In collaboration with tenant Silk Contract Logistics, Hesperia has successfully achieved Western Australia’s second 6 Star Green Star (Design & As-Built) industrial facility at 106 Logistics Boulevard in Kenwick, within the Roe Highway Logistics Park. This facility is one of only a few in Australia to achieve this prestigious sustainability certification. Spanning 24,000sqm, the $40m Silk K2 facility includes a 700sqm two-storey office, two 100sqm dock offices, a 3,250sqm super canopy, and a 7,350sqm container-rated hardstand.

Shortly after the contract award, Silk requested significant design changes to suit their revised operational requirements. Hesperia partnered with Capstone Construction to refine the design and secure favourable construction rates, emphasising their commitment to Silk’s operational needs. The collaborative redesign process took three months and resulted in the largest single-tenancy warehouse at ROE.

Key modifications included the addition of a secondary dock office, a 200kW solar system, and a large super canopy with eight rapid roller doors. This canopy facilitates the all-weather loading and unloading of road trains, ensuring a comfortable work environment for staff and drivers.

The design enhancements also involved increasing the warehouse’s ridge height by 3 meters to 16.8 meters, which significantly improved storage efficiency compared to Silk’s K1 facility. Full-height racking was installed, providing over 33,000 pallet spaces and maximising space utilisation. This required additional investment in fire protection, ventilation, and increasing the warehouse slab’s point load capacity from 7 to 10 tonnes.

The new container-rated hardstand includes reefer bays and a slip lane, ensuring smooth container movement with the adjacent KRFF. It employs SigmaSlab technology, combining fibre-reinforced concrete with a post-tensioning system, allowing containers to be stacked five high. This innovation reduces the number of slab joints, minimises slab depth, and lowers the carbon footprint by up to 35%, enhancing durability and reducing maintenance costs.
