Hesperia continues to meet industrial demand in Western Australia
December 19, 2022
Industrial property in Western Australia remains one of the most sought-after assets in an increasingly tight market.
Hesperia continues to meet this growing demand, releasing over 280 hectares of land across six estates and securing a further 150 hectares for delivery to the market over the short to medium term.
Director Judd Dyer said over the past decade, Hesperia has identified and acquired land in core locations across Perth, ensuring a pipeline of industrial land, warehouses, and workshops to meet the evolving needs of owners and tenants.
“During the COVID period, we could see that demand for prime logistics warehousing was increasing rapidly, alongside a strong resources sector contributing to demand for superior workshops in core locations,” Judd said.
“We have acted swiftly to acquire and amalgamate new properties to increase the availability of industrial land and future warehouses for companies seeking to expand or upgrade their operations. We have been able to capitalise on our extensive knowledge and expertise to fast track supply in prime locations throughout Perth.”
Tonkin West Industrial demonstrates the markets’ response, with only one lot remaining for sale following its launch in May 2022.
“Located within the highly desirable Forrestdale Business Park, Tonkin West has met the increasing demand for customisable lots in a well-connected area,” Judd said.
Hesperia will commence construction of multiple spec warehouses in 2023, providing tenants with the ability to design and customise warehouse solutions at Gauge Precinct, Roe Highway Logistics Park (ROE) and Hazelmere Interchange. Limited lots also remain across our industrial portfolio, including Rockingham Industrial Estate and Tonkin West.
In addition to providing industrial tenants with land and warehouses to achieve their operational objectives, Hesperia is embedding the highest environmental sustainability standards.
“We’re responding to the increased demand from investors for core located logistics assets with strong ESG credentials.”
“Roe Highway Logistics Park is one of our most successful industrial precincts to date, from both a sustainability and commercial perspective. The recent investment by Charter Hall Group into ROE is recognition of this.”
Sustainability initiatives at ROE were recognised in May, with Hesperia receiving the UDIA National Environmental Excellence Award in Sydney. ROE is also Western Australia’s first 6 Star Green Star – Design & As Built industrial facility and is on track to becoming WA’s first carbon-neutral estate.
“Demand for industrial property remains extraordinarily strong and we expect to see this continue for the near future.”
“The amount of industrial land ready for development is limited and we are busy working with landowners, partners, and State Government agencies to identify and acquire landholdings in strategically located areas that can be brought to market in a timely way to meet the needs of our growing economy,” Judd said.
